Our Process

Here at SENA Homes, we provide our clients with the full service in regard to their project start-to-end. From the initial designing stage of your custom home (architectural drawings) as well as the approvals and permits, all the way to the construction and completion of your home, we supply everything to make your experience and life in building your new home, a fast and easy process.

Step 1: Initial Meeting

The discussion of what you want in your home and any ideas that you may have seen or want to have in your house that fits within your budget. This is essential for our architects to figure out exactly what you want in a home and to create a layout that reflects your needs and desires.

Step 2: Preparation and discussion of the design

Our architects will create a design and floor plan for your home based on the information and ideas you previously put forth. We can change or tweak the design if you're not happy with it during subsequent meetings with you so we can hear about your suggestions and changes that you would like to put forth.

Step 3: Documentation and permits

Once you're happy with the design/specifications and preliminary budget of your house, we will commence the planning/building approval process. A preliminary agreement will be given to you which consists of the preparations of documents such as building engineering plans, soil reports and energy reports. Applications for building permits will also be submitted at this point.

Step 4: Estimate Budget

Following your satisfaction with the design of your house, we will estimate the construction cost of the house based on the plans of your home and the specifications of the house. A detailed list of all the specifications such as the building materials used, fittings and other appliances/ features will be included. We will discuss this final budget with you and make final adjustments if necessary.

Step 5: Final Contract

A final contract will be issued for you to review. It will include all roles, rights and responsibilities of the parties involved as well as the timeframe of the construction process of your house. scope of the project, budget estimate, full detailed specifications of the house and our 7-year structural warranty.

Step 6: Construction and completion of your home

Your project will be completed within the estimated timeframe before being finally handed over to you after inspection. Even after handing over the keys, we will look after any maintenance issues you may have within 3 months of occupancy.
